One of the most exciting projects that we are working on right now is the company headquarters for GeoBlue, located in King of Prussia, PA. GeoBlue is an independent licensee of the Blue Cross and Blue Shield Association. For the past 20 years, GeoBlue has been dedicated to simplifying the international healthcare experience for the globally mobile, providing insurance and services to help expatriates, travelers and students access and pay for quality healthcare anywhere in the world.
The company embarked on a headquarters relocation project in late 2015. Currently located in the Radnor Corporate Center, GeoBlue is moving into a new build-to-suit building in King of Prussia, PA where they will be the sole tenant. Their new headquarters will be 110,550 square feet once completed, and will include high-end amenities such as a gym, a private company café and a full corporate training center.
GeoBlue engaged Watchdog early on in their headquarters relocation decision. Our project management team was involved during lease negotiations to ensure that base building specs provided by landlord Brandywine Realty Trust would accommodate the needs of our client. We also worked with GeoBlue to establish a firm GMP (Guaranteed Max Price).
Throughout the headquarters relocation process, Watchdog has worked with GeoBlue to procure all vendors and contractors who are involved in this project. Our team authored and distributed all RFPS and leveled all bids upon receipt. After awarding contracts, our team is now overseeing each vendor to ensure the project schedule is on target.
Construction on this project started in August, 2016. Core and shell construction, which is being managed by Brandywine Realty Trust, is underway. The tenant interior fit-out will begin in December with a targeted completion of late spring 2017. Occupancy will begin in early summer 2017.
