FS Investments has roughly $14 billion under management and around 300 employees. The company, who has grown in size since its inception in 2007, hired Watchdog to manage and oversee the fit-out of the ground construction project in the Philadelphia Navy Yard.
FS Investment’s $24.3 million project was managed by Watchdog while Liberty Property Trust was
the developer. The design of the company’s new headquarters was entirely open-concept, with no private offices throughout the entire 80,000 square foot building. The fit-out featured high-end finishes and a state-of-the-art conference facility, as well as a large employee gym and cafeteria. FF&E was carefully monitored by Watchdog, due to coordination needed for long lead time items.
Throughout the project, Watchdog oversaw the core and shell design and construction and ensured that the building core and shell could support the tenant fit-out design. Our team managed all vendor procurement and contracts. We saw the project through to completion and were on-site during employee occupancy.
From construction through move-in, Watchdog acted as Franklin Square’s owner’s representative every step of the way to ensure what was promised was delivered.
